On pricing

Overpricing isn’t a mistake a price cut fixes later. Your listing gets its best audience once, in the first week, and a price that’s too high sends those buyers elsewhere. By the time it drops, the people who’d have paid the most have already bought.

Underpricing is rarer here, but real. In a thin market a low price doesn’t reliably start a bidding war. It just gets accepted. The range isn’t the strategy. Where you price inside it is.

Selling, step by step

Comparables first

What sold near you, for how much, how fast, and what it had that yours doesn’t. That’s your range. Anything above it is a number somebody hoped for.

Prep only what pays you back

Paint, lighting and decluttering usually do more for a sale than a big renovation, and kitchens and bathrooms often don’t earn back their cost. I’ll tell you what I think makes sense for your home and this market.

Get the first week right

A listing gets most of its attention in its first week. The photos and the price have to be right on day one, not corrected on day twenty.

Honest showing feedback

You’ll hear what buyers actually said, including the parts you won’t enjoy. When the same feedback repeats, it’s information, and it’s usually about price.

Weigh the whole offer

Price is one term of several. The deposit, closing date and the buyer’s conditions can matter more than a few thousand dollars on top.

Through to closing

Conditions waived, lawyers instructed, dates held. Most late problems are a deadline nobody watched. I watch them.
